Waterfront resort near Hyderabad is scheduled to open in 2029 and will include 47 pool villas and 50 branded residences
Minor Hotels is expanding its luxury hospitality footprint in southern India with the signing of Anantara Jadcherla Hyderabad Resort, a 185-key waterfront development in Telangana being developed in partnership with Ashya Group.
Located on a 37-acre site outside Hyderabad, the resort is scheduled to open in 2029 and will mark Ashya Group’s first hospitality project. The property will be situated approximately 71 kilometres from Rajiv Gandhi International Airport and around 90 kilometres from Hyderabad city centre.
Resort to feature 47 pool villas
Anantara Jadcherla Hyderabad Resort will comprise 185 keys, with accommodation starting at 48 sq m. The inventory will include 47 pool villas ranging from 90 to 280 sq m.
An additional 50 Anantara-branded residences are planned adjacent to the resort, extending the development into a residential hospitality offering overlooking the reservoir.
The resort’s architectural concept will draw inspiration from the legacy of the Kakatiya Dynasty. Stone construction and geometric patterns will feature across public areas and villas, with the design intended to reinterpret Telangana’s architectural heritage within a contemporary luxury setting.
Dining, wellness and events
The resort will offer an all-day dining restaurant, two speciality restaurants, a wellness café, lobby lounge and poolside bar.
Leisure and wellness facilities are planned to include an Anantara Spa, fitness centre, outdoor swimming pool and kids’ club. The property will also target the destination events and meetings market, with a ballroom, multiple breakout rooms and an outdoor event lawn.

Minor Hotels expands India pipeline
The Jadcherla project forms part of Minor Hotels’ broader India expansion strategy. The group is targeting 50 properties in India within the next decade, with growth focused on luxury and premium brands as well as leisure destinations and key cities.
Minor Hotels introduced the Anantara brand to India with the opening of Anantara Jewel Bagh Jaipur in 2025. The 150-key property marked the brand’s first hotel in the country.
The group’s India pipeline has since expanded with Anantara Zanti Coorg Resort, a 69-key resort scheduled to open in 2028, and Anantara Kolkata Hotel, a 170-key property slated for 2032. Both were announced in April 2026. Minor Hotels has also announced Avani+ Sunray Beach Visakhapatnam Resort, its first Avani-branded project in India.
The company has said its India strategy encompasses both established tourism destinations and major cities, while its select-service brands are expected to support expansion into tier-two and tier-three markets and airport locations.
