70-key luxury retreat planned for West Bengal’s Tindharia Tea Estate, combining wellness experiences, tented villas and tea plantation heritage

Minor Hotels is expanding its presence in India’s luxury hospitality sector with the planned development of Anantara Retreat Darjeeling Hills, a 70-key wellness retreat within the Tindharia Tea Estate in West Bengal. Scheduled to open in 2031, the property will mark the debut of the Anantara Retreats concept in India.

The hotel group has signed an agreement to manage the property in partnership with JK Urbana Garden Private Limited, a joint venture between JK Urbanscapes Developers Limited and Kaushal Kumbhat. Set within an 849-acre working tea estate, the retreat will be located in Tindharia, approximately 40 kilometres from Darjeeling town.

The development will combine luxury accommodation, wellness facilities and immersive experiences inspired by the region’s tea-growing traditions. The estate is expected to continue operating as a working plantation alongside the hospitality project, allowing guests to experience the landscape and tea-production process as part of their stay.

Luxury accommodation amid tea gardens

Anantara Retreat Darjeeling Hills is planned to feature 35 suites and 35 tented villas positioned along the estate’s sloping terrain. The design will respond to the natural topography, with views across the tea gardens and surrounding Himalayan valleys.

Facilities are expected to include an Anantara Spa, a fitness centre and a swimming pool overlooking the plantation landscape. The wellness offering will draw on spa treatments, yoga, fitness, nutrition and mindfulness, with programmes designed around the destination’s natural setting.

The estate’s tea garden and factory will form a central part of the guest experience, offering opportunities to learn about tea cultivation and production. The approach is intended to connect luxury hospitality with the agricultural heritage that defines the destination.

Wellness and events in a distinctive setting

In addition to leisure accommodation, the property is planned to provide approximately 750 square metres of meeting and event space. The facilities are expected to cater to smaller meetings, incentive travel groups, corporate retreats and destination weddings.

The combination of wellness, nature-based experiences and event facilities could broaden the retreat’s appeal to domestic and international travellers seeking alternatives to conventional city hotels and established resort destinations.

The estate sits at elevations ranging from approximately 450 to 1,000 metres above sea level. Its rolling plantations, forested slopes and valley views will form the backdrop to the proposed retreat.

Connectivity from Bagdogra

The property will be located approximately 33 kilometres from Bagdogra International Airport, with the journey expected to take around one hour by road, according to Minor Hotels. The airport provides connections to major Indian cities, including Delhi and Kolkata, supporting access for both domestic visitors and international travellers connecting through India.

The location also offers an opportunity to combine a stay at the retreat with visits to Darjeeling and other destinations across the wider Himalayan region.

Minor Hotels expands its India portfolio

Anantara Retreat Darjeeling Hills forms part of Minor Hotels’ broader expansion in India, where the group is developing its presence across the luxury and upper-upscale hospitality segments.

Dillip Rajakarier, Group CEO of Minor International, the parent company of Minor Hotels, said the Darjeeling location was well suited to the retreat concept, with its working tea estate and opportunities to connect wellness experiences with the surrounding landscape.

The project is scheduled to welcome guests in 2031, subject to development progress and the final opening timeline. If delivered as planned, it will introduce a new luxury wellness offering to West Bengal, combining plantation heritage, nature-led hospitality and personalised guest experiences.
